RE: Cherry Lane Expansion Proposal
Dear Mr. Mayor:
Thank you for the opportunity to provide professional
design services for the Cherry Lane Golf Course expansion.
Based upon our meeting last week in your offices the
services that you would like us to provide are as follows:
Basic golf course design and working drawings to
include:
A. General grading Plan
B. Plant massing concept
C. Drainage concept
D. Basic specifications as required
Conceptual Clubhouse site plan and building floor plan
to include:
A. 4,000 - 6,000 s.f. building with:
- small bar
- small snack bar
- restrooms
- decks
- cart storage below
B. Separate maintenance building with employee
parking
C. Driving Range tee box
D. Practice green
E. 250 car parking lot
The clubhouse work will be a continuation of the work that
we will be providing to Brighton Corporation. As you know
we are doing a basic study for them to determine the amount
and location of ground needed for the clubhouse.
It is understood that Wally knows someone that he would
like to use for the irrigation design. Also, you have
P.O. BOX 4240 McCALI„ IDAHO 83638 (PH) 208/634-4863 (FAX) 208/634-4951
mentioned that you would like to use the existing green
details and specs for the expansion. This is fine but
perhaps you would like to have us update them and create a
little more interest.
As we were meeting in your offices last week it became
apparent to me that in order to really cut the expense of
the expansion we must follow an iterative process whereby
we continually monitor the potential construction costs as
we create the design. What this means is that as we develop
concepts we should continually track and modify both the
costs and the plans until we collectively reach a
consensus. For instance, the plan as it stands now has a
fair amount of ponds to create fill material for course
movement. If we determine this to be too expensive we must
reduce the pond sizes which starts a domino effect forcing
modifications throughout the plan.
If we agree upon this approach to the design, it is
virtually impossible to pinpoint an exact cost to complete
the design, as we don't know the extent of the
modifications. A fee range of $10,000 - $15,000 will be
required to complete the-work described above. If for some
reason it appears that we will go beyond this total, we
will notify you well in advance so that we can discuss how
to proceed. A retainer of $4,000 will be required prior to
the commencement of any work. Billing will be monthly as
time is expended as a percentage of completion.
RESORT PLANNING INTERNATIONAL is prepared to start work as
soon as the agreement is signed and the retainer is
received.
If the above proposal meets with your approval, a signed
copy together with the retainer check will be our
authorization to proceed.
