The sites are located at 2508 and 2975 Franklin Road in Section 17, Township 4 North, Range 1 West. Adjacent Land Use and Zoning: 1. North: County Residences and Undeveloped Commercial Properties; zoned RUT (Ada County) and C-G 2. East: County Residences and Office Complex; zoned R2 (Ada County) and L-O 3. South: County Residences; zoned R2 (Ada County) 4. West: County Residences; zoned Rl (Ada County) Applications: CPA changing the future land use designation on 5.96 acres of land, consisting of 3 tax parcels, from office to commercial and AZ of 3.948 acres fro RUT (Ada County) to a C-C zoning district. Summary of Proposed Streets and/or Access: The conceptual development plan submitted with this application shows two driveway accesses to Franklin Road. The access is only being evaluated at this time is full access point to Franklin Road and cross access with the adjoining properties associated with the Macha Property. Future access for the Holloway property will be evaluated when annexation is requested. Landscaping: 1.35-foot wide landscape buffer adjacent to Franklin Road. 2. 25-foot wide buffer adjacent to the residential zoned properties.
