Dear Brad:
Attached is the Conditional Use Application for a Drive In Facility attached to the Idaho Banking
Company Building located in the El Dorado Business Campus project. The Bank feels this site is
an excellent location for a new Branch Bank. It is a great choice because of the expansion of
commercial and residential uses in the area surrounding Eagle and Overland Road. It has
excellent access to the freeway and all surrounding areas in the Treasure Valley. This Bank is
locally owned and operated and it will benefit the City of Meridian with new jobs and increased
services for the community as well as an increased tax base.
Conditional Use Application:
1. We have attached a legal description.
2. We have attached copies of the Site Plan showing the utilities and drainage.
3. We have attached copies of the Landscape Plan.
4. We have attached copies of the Floor Plans and Elevations of the proposed
building.
The Bank would like the Planning and Zoning Commission and City Council to know that the
proposed layouts may change as they continue to gain their Charter and approvals from the State
of Idaho and the Federal Government / Federal Reserve. The location of the drive in will remain
fixed and the site at the corner of Tarpon and Eagle Road may adjust slightly as the W. H. Moore
Company continues to complete the platting. One other issue that may change the plans slightly is
the Bank would like to see an entry to the Teller Line from the west side of the building. This
would change the Elevations and Floor Plans with respect to the West Elevation.

We think Idaho Banking Company's new project would be a great addition to the City of
Meridian. They look forward to a fall ground breaking in the City of Meridian and hope to gain
your support for this project.

ITEM B: THIS IS IN COMPLIANCE WITH THE COMPREHENSIVE PLAN
ITEM C: THE DESIGN AND OPERATION WILL BE CONSISTENT WITH A FIRST
CLASS OFFICE PARK AND SHOULD FIT WELL WITH THE
SURROUNDING USES. THE CURRENT CHARACTER OF THE AREA IS
OPEN FARM LAND. THIS PROJECT WILL BLEND WELL WITH FUTURE
PROJECTS AND WILL MATCH THE STANDARD FOR EL DORADO

FUTURE USES. OFFICE USES ARE GENERALLY COMPATIBLE WITH
MOST OF THE EXISTING SURROUNDING USES.
ITEM E: THIS PROJECT CAN OR WILL BE SERVED BY ESSENTIAL PUBLIC
FACILITIES. EAGLE AND OVERLAND ROAD ARE CONSIDERED
ARTERIALS. THE NEW ROADS THROUGH THE SITE WILL ENTER
EAGLE AND OVERLAND ROAD AT LOCATIONS SHOWN AND WILL
ALIGN WITH SILVERSTONE CORPORATE CENTER ON EAGLE ROAD.
WATER AND SEWER ARE AVAILABLE FOR EXTENSION AND
LATECOMERS FEES WOULD BE PER THE CITY'S STANDARD
REQUIREMENTS.
ITEM F: THE PROJECT WILL BE A BUSINESS CENTER AND WOULD BE OF
