Iant to our pre -application meeting with your staff the applicant, D. L. Evans
, respectfully requests Conditional Use approval to construct a full-service
facility with ancillary drive-through.
'his request is two -fold; as we also request the approval to locate a temporary
bank structure on a portion of the site, with it's ancillary drive-through. It is the
applicant's intent to operate the temporary facility while other site entitlements;
plan check procedures and permanent facility construction activities are
completed. We anticipate approximately twelve months for total completion and
the opening of the permanent facility.
The site is large enough to meet the dimensional standards in the zone and is
harmonious with the recently adopted Comprehensive Plan. We believe it to be
totally compatible with surrounding uses and will not adversely affect other
properties.
City -provided utilities serve the site and the ACHD has conceptually approved
the existing and proposed access, thus not adding additional costs to the city.
The proposed use does not involve any detrimental activities and will not result in
any destruction or loss of natural, scenic or historical features.
We trust you will find this application consistent with the prevailing ordinance and
will render a positive recommendation. Should you have any questions
regarding this application, please do not hesitate calling.
