-RE: Reconsideration and reop'eningof the, project located on the southwest
corner of Overland and Stoddard Road
(Fle'N'o. AZ031-002 and CPA 037001)
Dear Mayor and Council,
Pinnacle Engineers, Inc., on'behalf of our client, are requesting that you reconsider your,
motion to deny the Annexation/Rezone and Comprehensive Elan Amendment (CPA) for
the mini -storage, and office uses on the south half of the property located at the southwest
comer of Overland and Stoddard Road.
It is apparent that the City Council does not wish fore a contractors storage yard too be
located in this ,vicinity- now or in the future, therefore we are not requesting
reconsideration of your motion to deny'the Conditional Use Permit -request associated'
with the above mentioned Annexation and CPA.
As you know, the subject,property is currently without,access to municipal sewer service,
Wand is therefore 1'imited in uses of the property that require little, or no sewer service, such,
as .,the uses requested, small offieei and mini -`storage. We ask ' that the land initially,
depicted:on-the '-site plan for use' as a contractor's storage yard "be'changed to_a mini -
storage use. We (Pinnacle and-our'client) feel that mini -storage use will be an
appropriate neighbor to -the Idaho Power 'substation to the south, and will provide' the' base
` for a future mixed-use project ori the subJect property.
The remainder- of the property _ will, remain r vacant ' until such time that,the City of ;
Meridian,can provide sewer service to this site. The ;requested C -G zoning will allow the
mini -storage use-"to'be a pennitted'use, subject to' approval of a, Certificate of Zoning
- Compliance, and all future uses of the property .can be limited by a'Development
Agreement requiring a Conditional ,Permit for all future, uses. The Comprehensive, Plan `-
Amendment would 'allow, our client to, move forward, with the mini -storage use -in the
quickest manner possible and' will still .provide the City of Meridian 'control over ,the "
future approval of projects in this area.
