Projects
Item 8. Bellingham Park Subdivision No. 4 MFP 09-
Location: The Bellingham Park Subdivision No. 4 is located on the east side of South Locust
Grove Road, approximately 1/2 mile south of Victory Road
Application: The applicant, Bellingham Park, LLC, has applied for a final plat modification to
relocate the approved storm water management facilities from adjacent roadside swales to
portions of an interior common lot.
Highlights of Proposed Development: The applicant is requesting to relocate the approved storm
water management facilities from the roadside swales to an interior common lot, because Ada
County Highway District no longer allows storm water swales to be located within the right-of-
way. The UDC requires proposed changes meet all current UDC standards. Because the
applicant is modifying the approved open space, the applicant is required to meet the 10% open
space requirement for this phase of the subdivision. The proposed phase consists of 11.85 acres;
therefore a minimum of 1.18 acres of open space is required. The applicant is proposing 3.72
acres of open space, which exceeds the minimum requirement.
Staff Recommendation: Approval
Outstanding Issue(s) for City Council: None
Written Testimony: None. The applicant sent an email stating that they concur with the staff
report and recommendations.
