Re: Variance Request of August 17, 1984
Dear Mr. Davis,
In reviewing the above request to change the square footage
of house size on the various lots, we find this cannot be
handled as a variance request. This request would require
an amended plat be filed and recorded, as the plat is now
recorded with the square footage designation. It would be
necessary to have a public hearing with publication in the
newspaper and certified mailing to the residents that live
within 300 feet of the various lots before this request
could be approved.
Please advise and submit the necessary papers if you want
to proceed with the amended plat.

I am requesting a variance in Meridian Place Subdivision
Phase I, on lots 14, 10-and 2 block 1 and lots 7 and 4
block 5, the following changes are requested: Lots
14 and 10 block 1 from 1200 to 1100 square feet, lot 2
block 1 from 1200 to 1100, lot 4 block 5 from 1100 to
1300 and lot 7 block 5 from 1200 to 1100.
The following houses have met or exceeded the require-
ments of square footage: Block 1, lot 1 1321 built
1321, lot 3 1092 built 1128, lot 4 1205 built 1205,
lot 5 1321 built 1321, lot 6 1104 built 1104, lot 7
1285 built.l~~5, lot 8 1205 built 1205, lot 9 1092

We have over built 8 lots out of 22, the reason we are
requesting .this change is because we want to build a
house that the first home buyer can afford under Idaho
Housing Loans. Also, lot 14 and 10 block 1 are small
for a larger house. I request your decision on this
change at your earliest convenience.

Dear Mr. Smith,
Final inspection of the Sewer System has been completed by
the City of Meridian Wastewater Department. Sewer lines
have been found acceptable, service line stub outs are mark-
ed and measurements taken to verify locations.
The City of Meridian can accept the sewer system for mainten-
ance. The developer shall warrant the sewer line construction
for a period of one year as per the City of Meridian Policy.

Gentlemen:
An inspection report by the city on the Meridian Place
Subdivision Unit I, Phase II raised a question relative to
whether the water service lines were located on each lot.
From inspections made during construction and from me.asuxements
made for the as-built plans, all service connection lines were
found to be located on each lot. Should there have been an
oversight and any lots fund without service lines, the devel-
oper and contractor have agreed to install these lines without
cost to the city.

The developer, O.T. Davis Construction, of the subject subdivision desires
a,, to obtain building permits and start construction of the lots. Street construc-
~~' ti on is essentially complete pursuant to the District's standards and specifica-
ti ons except for certain remedial repai rs. The Highway Di stri ct has on fi 1 e a
letter of credit in the amount of $33,637.00 which guarantees the completion of
:<
any requi red repai r work i n the ri ght-of-way.
The developer has also signed a Surety Agreement with the District which
requires completion of the work by June i984. The Highway District believes the
letter of credit and Surety Agreement are adequate assurances that the improve-
:~-~ ments will be completed. Should it become necessary if the developer defaults,
- the District would enforce the provisions contained within the Surety Agree-

;~ went and cause the work to be completed.
