TRAILWAY PARK SUBDIVISION
1. Application attached.
2. Warranty deed attached.
3. Notarized consent from titled owner of property attached.
4. Legal description and metes and bounds map signed and stamped by a land surveyor registered in the
State of Idaho attached.
5. Statement of chazacteristics:
a. The property consists of 39.15 acres currently owned by Hillview Development Corporation and
Raleigh and Dieuw Hawe.
b. This property adjoins property to the north, south, east and west that has already been annexed to
the City of Meridian.
c. The applicant is proposing a planned use development on all property within the annexation
request.
d. The zoning request for the project is R-8. This zoning request is in compliance with the existing
Meridian Comprehensive Plan Map designation. (Mixed Use Residential).
e. The developer is proposing aten-foot-wide asphalt pathway adjacent to the Jackson Drain as
called for in the Comprehensive Plan and Parks and Recreation Plan..
f. Services aze existing all around the site. The property is part of an enclave that is nearly
surrounded by previously annexed and developed property. I t is in the best interest of the City
that the property be annexed and zoned according to the Meridian Comprehensive Plan Map.
6. a. The proposed project is being processed under the Planned Development Ordinance, which
provides the City with maximum control over all integral aspects of the project.
b. The proposed overall net density (5.3) of the project complies with the City's designation of
Mixed Use-Neighborhood, which calls for 3-8 units per acre.
c. We believe the use of the project will provide a development which will complement the
surrounding land uses.
d. The project will provide active and passive recreational opportunities for the residents of the
subdivision and citizens of Meridian. The developer will provide sprinklers, trees, gading and
hydro-seeding or drill-seeding of common areas.
e. The project will benefit the surrounding area and the community by providing amenities such as
the ten-foot-wide asphalt pathway adjacent to the Jackson Drain.
f. The R-8 zoning will permit townhouses/duplexes to be located adjacent to the meat packing facility
adjacent to this property.
The proposed annexation request is in harmony with the Meridian Comprehensive Plan. The City's
Future Land Use Map designates this property as Mixed Use-Neighborhood. The zoning request

supports the City's polic~f gowth management, infill developme~nd promoting high quality
development. The development will improve the character and quality of the City and enhance the
City's identity as aself-sufficient community, providing housing necessary to support the azea.
We believe the proposal is an example of compatible and efficient use of land. We have utilized
innovative and functional site design as our major goal in the design of the development.

of land.
