We are submitting a tentative plat for 76+ acres to be known as Sunnybrook
Farms No. 4 Subdivision. This development, when completed, will contain approx-
imately 280 residential lots and a park site.
While we are submitting a tentative plat for 280 lots, it is the intent of
the Developer to phase this pro3ect over a three to five year period with 60 to
80 lots per phase, depending upon the. market conditions. We feel that it is
important that the tentative plat be submitted for the entire parcel so that the
City is aware of the total development potential of the area. This wi11 also
allow the Developer to pre-engineer the entire project.

Dear Willard,
The enclose map of Meridian and the immediate vicinity is my attempt
to generally loc to school sites that will be needed if residential develop-
ment North and W st of Meridian occurs. Judging from the comments and
suggestions we h ve heard, it seems logical to expect muds of this area
to have a relati ely high concentration of residential development within
the next four to eight years.
If it seems appropriate, I will meet with either the commission or
the staff and de cribe more fully the reasons for these selections,
although I think a review of the School Board's position statement should
suffice. A copy of that statement is-also enclosed.
I have not ooked closely at Meridian's impact area to the Southeast.
I have assumed r sidential development in that direction will be limited
and that the nee for additional school sites may be as far as ten or
more years down a road. If this assumption is incorrect, please let me
know.
We apprecia a the opportunity you and the conmoission have given us --

it will reserve unable school sites to serve the growth that all of us

Dear Homeowners in Sunnybrook Farms #2. #'3, & #4:
At last,.at last...we are.~now able to provide the homeowner in Sunny-
book-.with the park on Chateau that we have so long waited for: We;
were unable to provide the~park until Sunnybrook #4 was completed and
made electrical power and. water available. .The grass in the park is
now being established and ~u~ther improvements will be made in the.
future. The park is approximately 3 acres bounded by Chateau and. Nine
Mile Creek to the East.
As you. all probably know, when you bought your new home in Sunnybrook,
there was a provision. in the protective covenants. for a homeowner's
association to maintain the Sunnybrook park and common area. We and
the homeowner's did not initiate and cause the. homeowner's association
to function until the park~was available for improvements.
This has now been done. and as per the provisions of the protective cov-
enants, the homeowner's association is now ready to function. As per
the provision of the homeowner's association, an election of•officers
will be held on September 30,.•1985, made up of people. from the developer's
staff and from the homeowners at large. The maintenance cost of our
park and common area will be unusually low per each homeowner because
of the large number (approximately 124) of families that support it.
We estimate the cost to be approximately $5.00 per month due and payable
effective October 1 , 1985-.for the final quarter of 1985., i.e., October, .
November, and December, 1985.
Sunnybrook is one of the finest neighborhoods in the Meridian area and
we are very, very proud of our homeowners in the manner in which they
=:.have kept the~Sunnybrook neighborhood. well landscaped and beautified.
".The new park will be an asset to everyone.
Enclosed is a Notice of Meeting and a proxy form, in case you cannot
'-°;-attend the meeting. The name of the Grange Hall is UPPER FAIRVIEW,
-not Ten Mile however, the location is .correct.
Should any.of you have other comments on the improvements of our park
and common area, we would like to have those comments at our first
meeting.,

Gentlemen:
Our con4nents regarding the subject subdivision are presented
herein for the record. The preliminary plans for the subdivision were
received in this office on June 29, 1979.' We would assume the hearing
by the Planning and Zoning Commission and the City Council has long
since transpired.
Our preliminary requirements are as follows:
1. Dedicate 40' right-of-way as pleasured from the centerline
of Ustick Road to the proposed development for that portion of Ustick
abutting. -
2. Make deposit to the Public Road Trust~Fund for the future
improvement of Ustick Road.
3. Provide a single access to Ustick Read.
4. Provide interior street improvements to Ada County Highway
District Standards/Meridian City Subdivision Ordinance requirements-
whichever is the pyre stringent.
5. Provide temporary turn-arounds at the termination of the stub-
out streets which exceed one lot in length.
6. A preliminary plat review fee of $150.00 is required. Make check
payable to the Ada County Highway District.

We are submitting a tentative plat for 76+ acres to be known as Sunnybrook
Farms No. 4 Subdivision. This development, when completed, will contain approx-
imately 280 residential lots and a park site.
While we are submitting a tentative plat for 280 lots, it is the intent of
the Developer to phase this project over a three to five year period with 60 to
80 lots per phase, depending upon the market conditions. We feel that it is
important that the tentative plat be submitted for the entire parcel so that the
City is aware of the total development potential of the area. This will also
allow the Developer to pre-engineer the entire project.

At the itime Sunnybrook Farms No. 4 was accepted by the City Council
we had asked the acceptance of all the variances we had requested in
a letterr dated April 11, 1979 by Michael Frost of J-U-B Engineers, Inc.
It was my understanding the variances had been. accepted at the council
meeting'iMay 29, 1979, but in reading the minutes of the meeting, no
direct mention of these variances was incorporated into the acceptance
motion.
The variances we requested are the same as those requested and accepted
in Sunnybrook No. 2 and No. 3 and are essential to insure that the
later phases of Sunnybrook are as well designed as No. 1, No, 2 and
No. 3.!Would it be possible to send us a letter approving the variances
as requested so that we can proceed with further planning and design.
