This development, when completed, will contain approx- imately 280 residential lots and a park site. While we are submitting a tentative plat for 280 lots, it is the intent of the Developer to phase this pro3ect over a three to five year period with 60 to 80 lots per phase, depending upon the. market conditions. We feel that it is important that the tentative plat be submitted for the entire parcel so that the City is aware of the total development potential of the area. This wi11 also allow the Developer to pre-engineer the entire project. We appreciate your understanding and cooperation in this proposal. As you. all probably know, when you bought your new home in Sunnybrook, there was a provision. in the protective covenants. for a homeowner's association to maintain the Sunnybrook park and common area. We and the homeowner's did not initiate and cause the. homeowner's association to function until the park~was available for improvements. The maintenance cost of our park and common area will be unusually low per each homeowner because of the large number (approximately 124) of families that support it. It was my understanding the variances had been. accepted at the council meeting'iMay 29, 1979, but in reading the minutes of the meeting, no direct mention of these variances was incorporated into the acceptance motion. The variances we requested are the same as those requested and accepted in Sunnybrook No. 2 and No. 3 and are essential to insure that the later phases of Sunnybrook are as well designed as No. 1, No, 2 and No. 3.!Would it be possible to send us a letter approving the variances as requested so that we can proceed with further planning and design.
