Dear Sirs:
Mountain States Tumor Institute is currently negotiating the purchase of the
property and residence located at 1519 E. 1st Street, Meridian. The sale of
this property is contingent upon affirmation of the following points:
1. The property is currently zoned for commercial use which permits its
use as a medical clinic and screening function subject to
appropriate codes and ordinances.
2. The residence can be expanded subject to local codes and ordinances.

3. A paved parking lot and ac~ess from 1st Street can be located behind
the residence on said property subject to local codes and
ordinances.
4. A separate structure for general clinic, office and/or education use
can be constructed at the west end of said property subject to local
codes and ordinances.
Please affirm by appropriate signature that the above 4 points can be
accomplished under current Meridian zoning regulations governing the subject
property location.

To Whom it May Concern:
The property located at 1519 East First Street, Meridian,
Idaho is presently Zoned Community Commercial under the
Zoning Ordinance's of the City of Meridian.
Any remodeling or expansion of the building would require
obtaining a Building Permit and would have to be in conform-
ance with the Uniform Building and Uniform Fire Code which
the City of Meridian has adopted, at this time there would
be a review and reassessment of water and sewer connection
fees.
The City of Meridian has no control over the hours of oper-
ation in a Commercial Zone but it would be necessary to pro-
vide the required parking and other items addressed in the
Ordinance's of the City of Meridian.
