RE: Southridge 31 (AZ-08-016) — Applicant's Response to Staff Report
On March 5`h the applicant submitted a response to the staff report for the Southridge 31
annexation application. Staff has addressed the applicant's concerns/questions below:
• Page 6, comment #1 — I spoke with Vance Henry at Lochner, Inc., the project engineer
for the Ten Mile Interchange project, and was told that after the interchange is
constructed, Overland Road (in its current location) is intended to be converted to a right-
in/right-out until the construction of Tasa/Market Square is complete through the site. At
that time, the existing Overland access to Ten Mile will be removed and access will be
terminated.

• Page 10, comment #3 — Applicant's response noted.
• Page 12, comment #1 - It should be noted that when the developer plans to develop the
site, the developer will comply with any NPDES permitting that applies. ITD will comply
with any EPA regulations dealing with the construction of any roads within this
application.
• Page 12, comment #2 — Street lights are required to be installed upon development of the
site.
• Page 12, comment #3 — Applicant's response noted.
• Page 13, comment #1 —Applicant's response noted.
• Page 13, comment #2 — The Fire Department concern relating to addressing refers to
future structures constructed on the site, not existing structures.

Page 13, comment #3 — The applicant shall comply with International Fire Code
requirements for access to/from the site. The applicant should contact Joe Silva, Deputy
Fire Chief, to discuss emergency access options for the site.
