Rosario Street, Suite 100 Meridian, ID 83642 Phone: (208) 938-0980 Fax: (208) 938-0941 We have reviewed the staff conditions for the City Council meeting of February 10, 2009, and submit the following responses. Site Specific Conditions 1. The applicant will comply. 2. Understood. 3. The applicant will comply. 4. There are no existing buildings on the property. 5. The applicant will comply. 6(a).The applicant is requesting a waiver of the requirement to provide for a landscape island in the street knuckle. The knuckle at W. Los Flores Street and Maplestone Avenue was provided solely for the benefit of the adjacent unplatted parcel. The knuckle was necessary based on the configuration of the property for adequate frontage and access. The applicant is providing alternative access and sewer/water service to the unrelated property. This is a benefit to the adjoining property and to the public. The parcel is small with an existing access very close to the McMillan/Black Cat intersection. By providing alternative access, the existing driveway could be eliminated in the future. The second knuckle located at W. Astonte Street and Maplestone Avenue was designed for additional frontage to lots 3-5, block 7. The knuckle is small and if a landscape island were mandated, it will not meet Ada County Highway District standards for 29 feet from back of curb to back of curb. The applicant requests a waiver for the two landscape islands within the knuckles due to unique circumstances. 6 (b-c).The applicant will comply. 7. The applicant will comply. 8. The applicant will comply. 9. There are no storm drainage ponds within phase 1. However, a pressure irrigation storage pond is proposed within the open space adjoining the Settlers Canal. This was a requirement of Settlers Irrigation District. 10. Understood. General Requirements 1.
