Dear Meridian City,
I am not able to attend the public hearing for CUP-08-032 -Locust Grove Plaza. I am the current President for
Sportsman Point Subdivision that is directly south and west of the proposed development. My own residence is
just one lot away from the development. I have met with the developers on several occasions the past year to
try and understand what is being proposed and to give input. At our last neighborhood meeting we were shown
the new proposal compared to what was currently approved to be built. I definitely would rather see the
proposed assisted living center. There were several concerns raised from the two neighborhood meetings that
were held. First the height of the building was a concern. It is my understanding that the overall height of the
new proposed building is going to be around 10 feet shorter than the previously approved building. Another
concern was the location of the dumpster in relation to the residential lots. The new proposal has the dumpster
moved across the parking lot away from the residential lots. The last main concern was the landscape buffer
between the proposed development and the residential lots. The new proposed landscape buffer has a berm
that will rise above the parking lot level and trees and bushes will be planted at the top of the berm to help
screen headlights. I think by the inputs of the neighbors and myself the developers have made a good attempt
to address the issues raised.
I understand that a commercial office building is currently approved, that is why I am in support of the new
proposed building and use. I feel the look and use of the proposed new building creates a better transition from
a residential subdivision to commercial properties across the street instead of going straight from residential to
commercial.
