Item 13: Public Hearing: SHP 08-008 Request for Short Plat approval for 38
condominium units in an existing building in a C-C zoning district for Silverstone
Corporate Plaza Condominiums by Sundance Investments - 3421 East
Overland Road:
De Weerd: Item 13 is a public hearing on SHP 08-008. I will ask for staff comments.

Friedman: Thank you, Madam Mayor, Members of the Council. This is an application
for a short plat to create 37 condominium units within a 116,000 square foot building
currently constructed in the Silverstone project. The location is the Silverstone
Corporation Plaza located east of Overland Road -- south of Overland Road and east of
Eagle Road at 3421 East Overland Road. A certificate of zoning compliance was
issued for the building in July 18th, 2008. The proposed building -- or subject building is
currently constructed and is a principally permitted use in a C-C zone. The proposed
short plat would create 37 individual condominium units within the shell of that building.
We have not received any written testimony with regard to this application. We are
recommending approval and the applicant has communicated their concurrence with
the staff report and conditions.

Zaremba: Madam Mayor?
De Weerd: Mr. Zaremba.
Zaremba: Just a clarification. I may have heard incorrectly, but I thought you said 37
units and the agenda says 38.
Friedman: Oh. I'm song. I believe it is 37.
Zaremba: Okay.
Bird: It's 37 on this.
Rountree: Yeah. Madam Mayor?
De Weerd: Yes, Mr. Rountree.
Rountree: Is this one of the sites that was encroaching in the flood plain or is that --
Friedman: I don't believe so, Council Member.
Rountree: Okay. Okay. Thank you. There is one in that vicinity, though, is there not,
Clint?
Dolsby: I don't --
De Weerd: Okay. Any other questions? Okay. This is a public hearing. Is there
anyone who would like to provide testimony on this application? Hearing none and the
applicant agrees with staff comments? Okay.
