Tara,
1 looked over the staff r®port for the project and it looks like the P8~Z Department has don®a great job on pulling
this together. I just have a couple of minor comments in anticipation of the P8~Z meeting on Thursday night as
described below:
1. On Page 1. The owner and applicant is "Trade Plaza Subdivision ®eveloprnent, LLC°.
2. On Page 5. The City is requesting that there be an easement created as part of final platting to provide
ingress /egress between Phase 1 and Phase 2. We will work with the City and the property owners to
define the location of this easement prior to obtaining the City's signature on the plat. Sind the actual
development pattern of Lot 1, Biock 1; Lot 5, Biock 1 and Lot 7, Block 2 are not known, we antiapate that
the location of the easement trray change as individual lots develop. We request that the City work with lot
owners /developers if needed to reconfigure the access easement if needed in the future as to not restrict
the usable footprint on the kits.
3. On Page 6. I am still trying to obtain elevations for the proposed credit union. The credit union's architect,
ZGA, indicated in an email yesterday that they are nearly complete, but they have not been reviewed or
approved by the credit union board. We will bring any available information to the hearing, but I sure that
the City understands that It will be going through the design review / c;ondidonal use process so there will
also be opportunities for the City to review the elevations in the future.
4. Exhibit B, Section 1.1.1, Third Bullet. Since the development pattern /timing and driveway locations for the
most of the project is not known at this point, we request that the P8Z commission and City Council allow
additional dfireways from Corporate as needed for development in ku~tions requested by the owners and
as approved by ACHD and the City Planning Director.
5. Exhibit B, Section 3.8. Fire Department has questions on how the lots will be addressed. I initiated a call
with Terri Ricks at the City yesterday and sent her over copies of the comment and plat. She will look into
how she will address it ! condrdon it and get back to me tomorrow
