Suite 202 Meridian, Idaho, 83642 Re: Tuscany Village PUD Gentleman: Tuscany Development Inc. is asking the City of Meridian's approval of a Planned Unit Development with 136 build able and 10 common lots. Tuscany Village has 13% open space and is located south of Victory Road and west of Locust Grove Road. Tuscany Development Imc. is seeking 50 foot wide lots with .twelve foot front yard setbacks from the street when the homes have a recessed garage m the strcct. Due to the location of the Ten Mile Creek aad Tuscany Village open space we exceed the City's block length requirements. We are also requesting a wavier of that regrtirarnent. We have designed micro-path connections to the open space and to the pathway along the Tea Mile in an effort to reduce the impact of the long block and access m pmvide access to these amenities for pedestrians. Tuscany Village has lots that vary fiom 50 m 75 feet wide. The groposed lots will accommodate variety of practical needs and budgets of the future homeowners. Tuscany Development Inc. has been contracted by Riverwood Homes who desire m use side entry and recessed garages on some of the house plans for distinctly different type housing options for the future residents of Tuscany Village. The proposed reduced of front yard setbacks will accommodate these housing Plans. This type of designs also eneourages other NewUrbenism designs like front porches, which further enhances pedestrian friendly environment in front of the homes. The proposed separated sidewallcs and recessed garages create a welwming environment for residents m walk in the neighborhood.. The Tuscany Village is designed m be a peaceful neighborhood with a centrally located park and linking pathways m the Ten Mile pathway. This provides the overall project with some very useable open space and privacy. I hope this information will be sufficient for us to proceed with the PUD.
