As long as the landscaping within the medians will be constructed at 9-feet in width, measured inside curbs, it will be fine. I'll make a note of it on the record at the meeting tonight. No. 2 Staff report i have only one comment issue and it is in relation to condition No 9 which states: '7n dieu gjthe LO foot wide street buffer adjacent to E. Three Corners Trail, construct center medians (ALT-07-0I S). Said medranr should be constructed at a minimum oj9 feet in width measm•ed inside curbs and I /6/2009 Page 2 of 3 contain materials as shown on the landscape plan. Revise Lo! /, Block 3 and Lot !, Block 4 to comply with [his requirement. " The construction plans do in-fact show a 9' wide island, measured from inside of curb. The plat has an 8-foot wide common lot to allow the lot pins to be set and no[ drilled into the curb. As such the the ROW/PL is located I/2-foot inside the curb on both sides, and therefore the lot width of 8-feet. Functionally, the island will be landscaped to a 9-foot width, as required in the Alt. Compliance, and 1/2 foot of landscaping (on both sides of the island) will be within the ROW. This will require a License Agreement through ACHD to allow the landscaping within [he ROW. So, I don't have any issue with the requirement of a 9-foot landscaped island (since that's what we requested in [he Alt Compliance) only the condition that fhe plat be required [o revised [o comply, since it already does. See attached sketch that might help better explain what I'm trying to say. Thanks, and le[ me know if you have any questions.
