It is facing at this time,State Street. Number one, the property is old, it is pretty well run down, to go in and redo the electrical and the plumbing - things like this is expensive. The cost to fix up the place in a manner that it could be rented, is rather expensive and I won't rent it in the condition it is in now. The reason we went in with a "Townhouse" project - four units- you have the plot plan and the size of the units - we want to sell these units. We didn't want to go in and put a duplex or a fourplex and rent it. bde vaant to se11 the properties so that the people will actually own them. This would give pride in ownership-and we wouldn't have to maintain them. The way we have it designed right nova is that the units will be facing East 5th Street. (Schenck displays large plot plan showing design and ~andscapir.~a, There are a few old trees there and by the way it looks should be able to save all of them unless they are rotten and need to be destroyed. These properties will be two and three bedroom, roughly 1400 sq. feet apiece, selling at an estimated $55,000 to X65,000. The power of ownership seems to keep the places looking a lot nicer for a longer period of time than if we just rent them. Basically, the neighbors don't care to have anymore rentals around there either." Lee Mitchell: "Eiave you read the comments from the Comment Sheet?" Schenck: "Yes Sir" Pitchell: "About the sewer hookups and all other requirements?" Schenck: "There's no problem at this point in time. Ada County Highway has indicated that we need to repair the sidewalks, we were planning on that anyway as they are breaking up, they want pavement on 5th Street up to the existing street line - we have no problem with that; there need's to right-of-ways for the sewer and water - there is no problem there. There is an alley through there, to the South side." Mitchell: "Sewer is in that alley?" Schenck: I believe it is. Nampa (Meridian Irrigation Dist) has a question about the drainage, etc. - we really don't want to irrigate out of that ditch because of the high vaater level - we feel it would be better if we just sprinkle them. Ode were in there for several years, about eight years, and everytime we irrigate we would have to put our swimming suits on. There will not be any basements because of the high water table." Mitchell: "There will be a crawl space?" Schenck: "Yes Sir." "The City wants four separate hookups for the sewer and how ever they want those easements will have to be taken care of. They can come down the back of the property on the lots." Tom Eddy: "It's going to be a two story?" Schenck: "Yes sir. The plans indicate hova we are going to have the bottom and the top story also." Mitchell: "It looks like what I would call a story and a half." Schenck: "Yes, it's a low profile. That's a six-talelve pitch on that roof. There is a little more slope on it so it won't be quite so high." Hinrichs: "Are there windows on the back side of this too?" Schenck: "Yes ma'm. The garage is in the front side, patios coming out the back. There was discussion concerning the floor plan, plot plan. Ray Pethtel: "I live just west of this proposal. How close is this house supposed to be to State Street? " Hinrichs: "The plan shows 20 feet" Pethtel: "In line with the other houses?" "It would have to be in line with the other houses." Hinrichs: "It would have to be set back the required amount of setback." Schenck: "Do you know how far back your's is sir?" Pethtel: "I don't know - I've been. there too long. I'm with everybody on that street." Maude Pethtel: "But still - the side of that house can't come out any farther than the side of the house further west." We had a house on 4th Street, they are spacing for it but they are even with ours." Earl Plackett: Mr. Schenck, you mentioned you wouldn't be irrigating there - you wanted to sprinkle. Pethtel: "You cannot come with the fence within two foot of the ditch because ~~ ~~ we need room to get to our headgates One ditca~ is at the back and one is on the west. The one on the South was supposed to be torn down and you were supposed to ~Ce~p,.that ,ditch clean - we have had to always do that." Schenck: "Is that a requirement? If it is we will do it." Hinrichs: "I'm sure that Nampa-PMeridian Irrigation requires this." There was discussion concerning tiling the ditch. Schenck stated that tiling would probably be the best . PM. Pethtel: Piy headgates are there (South side) and Vera Scott's are on the west and she irrigates out of that ditch." More discussion concerning location of headgates. It was determined that there has to be access to Scott's property for irrigation along the west side. Scott has four headgates and a sump pump along the west side. Ray Pethtel: "How close are those fences going to come to that ditch?" Schenck: "I can't answer that because I don't know where the setback is - whatever the requirements are up to that ditch it will have to be." M. Shuyler has two duplexes on his property and they were aware that 11th Street was to come through Shuyler°s to Pine Street. Minegar: "Navarro and Jenkins would like to get the zone changed to do a PUD, approximately 18 acres, for some townhouses, single family dwellings with the idea of bringing these streets through to lend with the idea of a PUD. Shuyler's duplexes would be tied into this back property. bde have checked with the Fire Dept. and they have looked to that access as well as this other area." Hinrichs: "We are going to be very tough about putting any "two-story" anything behind there. As you are planning that is what you should consider."
