Dear Brad: Please find attached the required Conditional LTse Permit Submittal forUniversity of Phoenix, to be located in the Lincoln Plaza Building @ 2950 Magicview Drive. The Owner is requesting. approval of the Conditional Use Permit to placean Educational Facility (University of Phoenix) as a tenant in the Northwest corner of the Lincoln Plaza Building. The Tenant would consist of 9,058 square feet of space to include seven classrooms, restroons and office/support areas. Since this a request for a tenant in an existing buildingwe have not contacted the Ada County Highway District as no additional site work or curb cuts are required. The University of Phoenix is currently a tenant at a building in this very neighborhood, they find the easy access to the freeway and adjoining neighborhoods is an asset to their. business and minimizes traffic congestion further down on major arterial roads. They are in need of expansion area and wish to remain in this location. Please consider this to be our detailed introductory letter for the application. No Signage plan or additional signage will be included with this tenazat project. As we discussed earlier on the phone, with the Condifional Use being requested for an interior Tenant Space and not a building, the site is not affected, except for verifying the required number of parking spaces. Since there is no "University " parlang called out, you could either look at this as a business occupancy at 1!200 s.f; which would require 46 spaces or as a "High School" use at 10 per classroom plus 7 staff; which would require 77 spaces. The building has 163 spaces available to it and since most of the classes for this tenant would be conducted after normal business hours a majority of these spaces would be available to them. The 77 required spaces can be accommodated on the east and north sides of the building adjoining this tenant. I have attached a 8 h" x 11" site plan for your use.
