Dear Brad,
On behalf of G. L Voigt Development Co., please find following our application for a Conditional Use Permit
as mandated by the City of Meridian zoning ordinance for projects located in the Resolution Subdivision No. 1.
Our project is located on Lot 7; Block 1 of the Resolution-Subdivision No. 1 at 1611 S. Millennium Way and
2045 W. Overland Road. This project will ultimately contain-two multi-tenant retail buildings of approximately
9;500 sf each.
The proposed site is currently zoned L-O with a conditional use overlay.. The retail uses that we are proposing
are not specifically approved in the- L-O zone, however, when the .preliminary plat was approved,
approximately 63,500 sf of retail was illustrated with 22,300 sf on -this site. All building setbacks for the L-O
zone have been met. 'The maximum height in the L-O zone of 35' from adjacent grade to the roofline of a
'parapet' building has been complied with,-as the proposed buildings are 18' +/- high. To the best of our
understanding, the project design is in compliance with the Meridian Landscape Ordinance.
The proposed building designs utilize an EIFS parapet wall and covered colonnade as the major design elements
along with cmu wainscot accents and aluminum storefront and window systems. The buildings are intended to
complement the existing developments in the area while still maintaining enough variation to be an individual
development. The buildings have been placed on the site to develop the maximum exposure possible for the
project. Generous landscaping and numerous plant species will also add to the character of the project.
Monument sigris are expected. to be included at each of the entrances to the project along- with internally
illuminated building mounted signage. Exact designs are not determined at this time. We expect to submit a
master sign program as this project progresses.

This project will be constructed in two phases. Upon approval of the CU the building at 1611 S. Millennium
Way will be submitted for building permit as Phase I. Phase II will be the building at 2045 W. Overland Road.
The project applicant recognizes that potential fees for City provided services might be required and agrees to
pay for those services that are required for the construction of the proposed project.
As a condition of the Conditional Use process the site will be posted 1 week prior to any and all hearings.
After posting of the site, a notarized statement that the site has been posted and the date of the posting will be
delivered to the Zoning Administrator.
