The requested setbacks of 20' frong and 15' side street would
not be adequate for the corner lots, (2 & 12). The width of
the roadway and the overall right-of-way would have to be known
for proper analysis, however 25' front & side would probably be
adequate as a minimum. An easement should provide for E. 6th St.

street -right-of-way that Stutzman's claim the City was
supposed to file. Mr. and Mrs. Paul Stutzman both claim

Following is the statement Stutzman's made to me:
"In order to get the water line the City made us survey,
etc. and deed street right-of-way clear to Five Mile

We have reviewed the preliminary plat of the above referenced
subdivision and have the following comments:
1. The Meridian City Subdivision Ordinance requires that
certain items be addressed by the Applicant on the preliminary plat.
The following items have need to be shown:
a. Contours or spot elevations of the existing grounds;
b. The location of all existing utilities;
c. Easement width along Five Mile Creek;
d. The proposed location of sanitary sewer lines con-
necting to the existing system.
2. Because of the Applicants request for a half street on
East 6th, it should be necessary for him to show the status of the
property along the West side of East 6th and the half street impact
thereon. Unless it can be shown otherwise, the proposed half street
does not appear to be desirable.
3. It appears that the lots in the townhouse area are going
to be extremely shallow when considering the width of easement along
Five Mile Creek. The Applicant should check with the Bureau of
Reclamation to determine what that easement width will be and accurately
locate that easement with respect to the property boundary thereby
defining the actual usable lot depth.
4. Covenants:
a. Item 4 - The rear setbacks are shown as 15 feet on
the preliminary plat, however, they are called out as 6 feet in this
item;
b. Item 12 - The application states that no garages
are provided for, however, Item 12 states at least a one car garage
or carport be provided, with additional off-street parking for un -
housed motor vehicles, trailers and boats. The lot size would appear
to limit the latter of the foregoing statement.

this development to assure that the sewage systems will be
located 4' above high seasonal ground water.
2. The plans for the dryline sewers must be submitted to
and approved by the Regional Health and Welfare offide.
3. We are to receive a letter of acceptance by a water
purveyor.
4. All sewage disposal systems are to be 100' from irrigation
ditches and drains. This will preclude development of lot 4
as presently proposed.

This department reviewed the test hole provided in your
development on March 29, 1977. At that time, the water table
was located at 6' from the ground surface. As was discussed
with Mrs. Stutzman on March 29, this department will require
that the ground water be monitored until mid to late September
prior to our approval of the final plat.
If you want to use septic tanks, plans for dryline sewers
and water supply must also be submitted to and approved by the
Regional Health and Welfare Environmental Services Office.

A tract of land in the SW4NE4 Section 7, T. 3 N., R. 1 E., B. M.,
Ada County, Idaho, bounded on the east by a portion of Five Mile
Creek, on the west by a portion of the Cottage Home Addition to
Meridian, Idaho, and on the south by Pine Street, more particularly
described a follows:
Beginning at a brass cap marking the center of Section 7,
T. 3 N., R. 1 E., B. M., thence N. 0o 01 I E. along the easterly
boundary line, and the projection thereof, of the Cottage Home
Addition to Meridian, Idaho, according to the official plat thereof
on file in the Ada County Recorder's Office, Boise, Idaho, said
line also being on the north -south mid-section line of said Section 7,
957. 00 feet (58 rods) to a steel pin; thence N. 89°001 E.,
226. 39 feet to the centerline of Five Mile Creek; thence
S. 32'521 W. along said centerline, 183. 16 feet to a point; thence
S. 30251 W. along said centerline, 355. 00 feet to a point; thence
S. 38*261 E. along said centerline, 366. 00 feet to a point;
thence leaving said centerline S. 89®181 W., 127.90 feet to a steel
pin; thence S. 0*521 E., 160. 86 feet to a point on the east -west
