HomeMy WebLinkAboutMemo from PlanningProject: Irvine Subdivision Location: southeast corner of Ten Mile and Chinden. Applications: time extension to record the first final plat and keep the preliminary plat still valid. Previous Approvals: The annexation (AZ-OS-038) and preliminary plat (PP-OS-037) for Irvine Subdivision were approved by the Meridian City Council on May 9, 2006. The final plat (FP-06- 029) for Irvine Subdivision was approved by the Meridian City Council on July 11, 2006. A previous time extension (TE-07-010) was approved for this project by the Planning Director on May 23, 2007. This administrative level time extension granted by the Director was valid until July 31, 2008. The subject final plat consists of 62 single-family lots and 3 common/other lots in the R-8 zoning district on 13.1 acres. Elevations: No Staff Recommendation: Denial. StafFhas recommended denial based on the following: • All projects should meet all current UDC standards. The project does not meet the 10 percent requirement for open space. With regard to mew developments, staff should offer and encourage (but not require) that private streets be converted to public streets. Subsequent phases of the preliminary plat do show mew development; staff has not yet discussed this with the applicant. • If there is not a development agreement on the property nor is the property subject to design review, staff should consider denying the request for the time extension.
