Good afternaan Sonya:
We are in the process of making revisions to the Preliminary Plat for Cavanaugh Ridge as
outlined in your email. We are still meeting with the neighboring property owners and the
surveyors, plus the title company to understand this road easement and accommodate road
access on our plat. We will not have these revisions in place on a new plat drawing in time for
the October 16th public hearing for Cavanaugh Ridge.
Therefore, I am requesting that we delay this public hearing so we have time to make the plat
revisions...and give you and ACRD time to review these changes. Does this make sense? I
don't know a date certain when we will have all of these revisions ready for review, but it
could take us three or four more weeks.
Please let me know if it is acceptable to table this hearing to a later date, perhaps in late
November 2008. Thanks, Wayne.

I reviewed the revised plat you sent this morning and have spoken to Larry about it, but wanted to respond to your
email,
First, the easement width of the road is depicted incorrectly on the proposed plat; it shows 30" but should be 40'
per the recorded ROS. Secondly, Staff advised Larry at our previous meeting that the plat should be reconfigured
so that houses aren't located directly adjacent to the access road and also front on a public street. We suggested
common area be provided along the west boundary to serve as a buffer instead of homes. I spoke with Anna
about the revised plat this morning and she suggested that a public street be constructed along the west
boundary to serve as an access road to the property to the south as well as access to the development (with no
front on housing). Some things to think about... Staff cannot support the plat as revised; we strongly suggest you
make changes to the plat that accomplish the aforementioned objectives prior to the P&7.. hearing so that you
aren't delayed in the process further at that time. Give me a call if you want to chat further about it.

Good Afternoon Sonya:
We have made revisions to the western edge of the Cavanaugh Ridge Preliminary Plat to
accommodate access to our neighbor to the south. We were able to modify some lot
dimensions and retain the same number of lots and layout configuration, and yet provide an
access road to our southern neighbor. We believe that this layout complies with the zoning
and subdivision requirements for this parcel. The road layout remains unchanged. The
integrity of the overall design remains unchanged. But we achieved neighbor access!
The drawing is attached as Exhibit A. We are hoping that this drawing will suffice so we can
remain on your October 16th meeting agenda. Please let us know if this type of Exhibit A is
acceptable. Thanks, Wayne.
