Jr. respectfully requests Conditional Use approval to construct one drive-
~h facility on the north section of Meridian Road and 1St Street.
parcel is situated in a Commercial General (CG) Zone in the city, and is
:ed on two boundaries by arterial and collector designated roadways and will
ide for additional cross-easement to the existing commercial uses to the north
south.
intent of this request is consistent with the Meridian Comprehensive Plan and
is or exceeds the design standards for this zone.
We believe this application constitutes a Conditional Use as determined by city
policy, is harmonious and consistent with the Comprehensive Plan, is harmonious
in character with the general vicinity and will not adversely affect neighboring
uses. The proposal is serviced with essential public facilities, will not create
additional requirements at public expense and is a use that is not detrimental to
persons, property or the general welfare. Thus, we would trust a positive
recommendation would result.

Message
On or about January 24th I met with Dave and Wendy of the P&Z staff to discuss the potential
Carl's Jr. project in Meridian. The following was discussed:
1. Add a few planters and trees to break up the parking areas.
2. Add a sidewalk around perimeter parking areas in order to accommodate pedestrian traffic.
3. Include a handrail between sidewalks and Drive thru in order to separate pedestrians from Drive
Thru traffic.
4. Add Handicapped parking close to building.
At the end of the discussion, we felt the project to be much better and more accommodating to the
center.
