Meridian School Hoard of Trustees
Meridian School Administration Building
921 Meridian Street
Meridian, Idaho 83642
Dear Sirs:
In a discussion with Mr. Mabe, he indicated that the Hoard of Trustees
of the Meridian School District has jurisdiction over aro+ use of the
land located behind the school administration building on Meridian St.
We own and operate Char—lies Catering and are currently negotiating
the purchase of the home on the corner of Nest 1st and Pine St. We
plan to obtain a Conditional Use Permit from the City of Meridian to
use the home for a wedding reception center and for catered luwheonso
Due to the procdmity of your land to our proposed center, it is
essential that we receive your approval for such a use.
We also discussed the possibility of obtaining an agreement granting
permission for the use of the land behind the administration building
for additional parking for our business. This would be needed during
evening hours and possibly afternoons on the weekend., excluding
Sunday. We would require additional parking for approximately 25 ogre
during a wedding reception.
We would appreciate consideration of this proposal as promptly as
possible due to the timetable of the Planning and Zoning Commission.
Thank you very much.
Sincerely,
Charlene Smith

Dear Friends:
STATE MUSEUM
We understand that a request for a zoning change on the house
at 101 West Pine in Meridian will come before your Commission
in May. As you may know, the house was built in 1904 for a
local physician. It is a fine late example of the Queen Anne
style, surely the most elaborate survivor of its period in
Meridian residential architecture. It is currently under
consideration for nomination to the National Register of
Historic Places. Consequently we would like very much to
express our support for any decision which will preserve its
unique visual qualities, and their continuing contribution
to Meridian's architectural heritage.

As requested by the Meridian City Council, I have inspected
the two-story house at 101 W. Pine St., Meridian, for the purpose
of changing the occupancy from Residental (R-3) to Commercial (13-2).
"The house appears to be of sound structure. The occupancy
load allowed for the size of rooms that now exist would be approxi-
mately 36 occupants on the second floor and 36 on the ground floor.
Due to the low occupancy, I would not recommend this for a catering
service."
For the above occupancy, the following conditions would have
to meet U.B.C.O. Code compliances for the City of Meridian.
VS/pjw
1. All new wiring and in conduit.
2. Two exit stairs for 2nd story, 36" wide or
more.
3. Ramp entry for handicapped at one exit door.
4. Guard rails on all windows which are less than
18" from floor.
5. Remodel rest rooms to meet code.
6. Kitchen to be approved by Ada Co. Health Dept.
7. Lighted exit signs.at all exit doors.

1. "Joseph Glaisyer: "Landscaping & design look good. I am
concerned that parking might be a problem."
2. Roger Welker -Fire Dept.: 1) At this time the Meridian Fire Dept.
cannot give proper and adequate fire protection with the
equipment it now has. With the 1% Tax Initiative we will not
have the funds ;to properly give protection.
3Access is limited and will cause delay in response.
No access to back of building.
4) Need fire hydrant by back amp.
3. Bruce Stuart: Water Meters to be placed at property line on W. Broadway Ave.
4. Richard Williams: 1) With the uncertainty of the 1% Initiative.
2) The lack of adequate Fire and Police protection, I recommend denial.
3) This is not the proper zoning (Light Industrial) for the application
that is proposed.
4) Should go through a Rezone Request if this is what they are going to
attempt.

Re: 20 Unit Apartment Complex
Approximate location: 649 Broadway, Meridian
In the absence of formal city conditional use applications,
we have attempted to provide the necessary information with-
in this cover letter, to enable a complete understanding
of'the proposed development.
Zoning: Light Industrial
Number of Units: 20
Land Size: 37,916 Square Feet
Density: 1,896 Square Feet/Unit
Parking: Paved, open-air - 2/Unit
Total - 40 parking spaces
Structure:. Two Story, Wood Frame, Type V
One eight-plex
Three four-plexes
As you can see by the attached plans, we are proposing to do
a substantial amount of landscaping accompanied by an under-
ground sprinkler system. We anticipate this apartment complex
will rent within the upper end market range.
If you require additional information concerning this develop-
ment, please feel free to contact us at your convenience.
Sincerely,
David Wilcox
