The final plat for Phase 1 and Phase 2 is for approximately 1148 and 1.62 acres respectively: The,
proposed project will consist, of 19 single -family lots (with a mixture of detached" and attached '-
units), and two (2) common lots:' The smallest buildable lot size is' 4,531 sq ft:' The net density
of the project is 6.13 dwelling units per acre with a, gross density; of 5.19 dwelling units per acre
(when the street is included).-

Responses to the Meridian. Planning and, Zoning and Engineering Staff-'preliminary plat
conditions are as'follows:
1) Sewer and water service has been coordinated with Meridian Public Works for the
project. 'Vatious lots will utilizeexistingservices that were previously installed (with
some modifications as per the construction drawings).

2) ACHD has indicated that cuts will be approved in S.W. 8 h Ave. and' W. Alden �r.
3) "Drainage areasaredeslglied to meet this condition.

Fencing note has been added to the, final plat. '
5) The common driveway will be utilized by six dwellings with a pavement width of _
'twenty-four feet (24'). Further, the' length ,of the common drive is less than 150 ft. in
length and will be construeted' of at least `six inches (6") of well compacted, \two 'inch
(2'°)-'minus crushed gravel and two and one: half inches (2''/�") of asphaltic concrete
paving. The two units adjacent to S.W. 8"- St. could have driveways directly accessing ' the street. 'However, by having these two units access the common drive ,with the other-
four units, the number of access points to the street is reduced. ,'The reductiori'in access '
points increases''the 'safety on the street by reducing ,the number of vehicles backing
directly onto'the'roadway'' �.
Further, all other agency comments associated with the preliminary plat approval will be complied- "

spacing or triangular spacing as appropriate.

Sprinkler heads must have matched precipitation rates within each control valve circuit.
Irrigation Zones
Sprinkler heads irrigating lawn or other high -water -demand areas must be circuited so that
they are on a separate zone or zones from those irrigating trees, shrubs, or other reduced -
water -demand areas.
Overspray
Sprinkler heads must be adjusted to reduce overspray onto impervious surfaces such as
sidewalks, driveways, and parking areas.

Irrigation Required
All landscape areas regulated by the City Landscape Ordinance (12-13) shall be served with an
automatic underground irrigation system. Additional requirements affecting pressurized
irrigation systems can be found in City Ordinance 9-1-28.
Irrigation Water Source
Use of non -potable irrigation water is required when determined to be available by the City
Public Works Department as regulated by City Ordinance 9-1-28. If city potable water is
used, a separate water meter is recommended so the owner can avoid paying sewer fees for
irrigation water. Potable water shall not be used as a primary irrigation water source on non-
residential lots with more than 1h acre of landscaping. Year round water availability is also
required by connecting to city potable water or an on-site well as a secondary source.
