My name is Jeff Brauer. I live at 3117 E. Beamer Court, next to the proposed rezoning on a parcel located at the
comer of Eagle and Victory on the Northwest corner. I am opposed to the rezoning.
When I purchased this property, I researched the surrounding land and this land for rezoning is designated as
residential on the 20 year plan. Down the road was designated as a neigborhood center for businesses.
Listed below is several of my concerns.
. Will cause traffic issues. None of the land on Eagle road from the canal down Amity should be
commercialized. Iwould think you would want to have the traffic flowing as much as possible to get people
to work and home in the quickest and safest way possible. Developing land like this causes the traffic to
slow down and can cause accident. In the August 7 meeting Joe M. comment that there were studies
proving that it affects traffic and Neighborhood center in between to major street work better. Wendy
Newton-Huckabay commented that she Heave has seen it work. My observations is we will never see them
work if comer lots are rezoned for commerical property. If we stopped zoning corner lots and forced
commercial to build in the NC area, it has to work
. I am concerned the property is not big enough. In the proposal the main entrance road to the business
would be really close to my house. There is not enough room to provide buffering and the developer may
try toget a variance on the distance and also try to use the canal width as buffer area. Which I disagree to.
The buffer area should start from the canal property and not from my property line.
• Concern about car exhaust and other noises.
• Concern about the value of my home decreasing. The land owner will make money, the developer will
make money, and me as a homeowner will likely lose money.
• Concern that when rezoning the city is more concerned about businesses than homeowners. I know the

city is growing, but we are not using the Neighorhood centers like we should be as a city.
It is my understanding that the Planning and zoning staff is opposed to this rezoning too. They have a reason for
not approving it and I believe the Planning and zoning board need to listen to the staff.
