Meridian master plan suggests an f?0-fort width on all 1/4 section lines. The east boundary of the property lies on a 1/4 section line .. Traffic for the industrial development should be confined to the main access for the development and not brought through the potential residential area on the adjacent property to the south. The railroad to the north would probably preclude the development of a through-street. 2. Block Length. Ordinance Section 3B states block lengths shall not exceed 1,000 feet in length. Letter of: November 2.9, 197E accompaning the preliminary plat requested review of block lcngths. Meridian Planning & ~oni.ng and City Council action did not stipulate adherence t:o this section, therefore, it was assumed that Council action constituted approval of the block length as shoran nn preliminary plat. In support of the layout it: is pointed out that. the proposer? development is an industrial park with large lots and ordinance requirements designed primarily for residential. development are not appropriate. A temporary turn around is provided as shown on the preliminary plat and would provide service until a future street is ertcnded. The intermediate tarn around is provided as mitigation for block lengths ezceeeding 1,000 feet. The utility companies have been contacted and indicate there is no need for additional easements along the rear or lot sidelines since all utilities are to be located in the roadway in accordance with ACIID standards. Drainage easements are a.s shown on the plat. 4. Improvements to hocust Crove RoacL Locust Grove Road at present time is an improved street and serves as the arterial. ACHD, cahich has jurisdiction of: all public right-of-ways, has reviewed and approved the plans as proposed vrhich include the additional right-of-eray f'E'glle; ted. 5. Curb and Cutter. The ordinance requires combination curb and gutter. A valley clutter faith no curb c•.~as proposed to provide access at any point on the lot without having to make future curb cuts.
