We have reviewed the Planning 8~ Zoning Commission staff report reference above, dated June 19,
2008 and have the following comments:
• Since we now have the ACHD staff report for this project, we respectFully request the City
modify its recommendation and defer to ACHD. Please modify the condition g on page 10 to
state: "Comply with ACHD's staff report MAZ-08-007/MPP-08-006/MCUP-08-011/MALT08-
012, any other access points to/from the site are prohibited".
• The sewer and water service must be extended to the Property by approximately 250 feet from
the east. We should only be required to pay for and construct what is necessary for our
development. If we qualify, we respectfully request a reimbursement agreement for the
mainline extension over and above what would be necessary to serve this property.
We are open to providing pedestrian connectivity. The location to the east (to Harcourt
subdivision) is established and we can tie into their pedestrian walkway. The property to the
south is a five-acre single family residential parcel. We are happy to work with the southern
property owner but a pedestrian access may not be appropriate at this time.
