HomeMy WebLinkAboutMemo from PlanningProject: Maxfield Subdivision Location: The site is located at 295 E. Falcon Drive, on the east side of Eagle Road, just south of Victory Road. Applications: Preliminary Plat and Conditional i.Tse Permit Highlights of Proposed Development: The applicant is requesting prelirninary plat approval of 6 residential lots and 1 cornmon lot on 4.7 acres of land, currently zoned R-8. Concurrently, the applicant is requesting CUP approval to construct and operate an assisted living development comprised of five, 8,525 square foot individual facilities, each with the potential to house up to 16 patients. Access to the site is proposed via a private loop street frorn E. Falcon Drive, not Eagle Road. Forty-nine parking spaces are proposed for the development. Amenities for the site include 2 gazebos, a walki~ng path and approxirnately 18 percent usable open space. There is an existing single-family home on the site that is proposed to remain, with access provided from Falcon Drive, and not the proposed private street. History of Previous Actions: In 2005, City Council approved the annexation, preliminary plat and conditional use permit for the subject site (AZ-05-027, PP-OS-027 ancl CUP-05-034). As part of annexation, the Developer and the City entered into a development agreernent recorded under instrument # 105152708. Although the property was annexed, the preliminary plat and conditional use approval have since expired. The project is very sirnilar, with some changes in site design.
