HomeMy WebLinkAbout6/17 Memo from PlanningProject: UDC Text Amendment #4 Outstanding Issue(s) for City Council: At the last hearing, I reviewed a few recommended changes as noted below to reflect discussion at the initial hearing. LANDSCAPING AND SCREENING IN INDUSTRIAL DISTRICTS At your last hearing you requested that I conduct a meeting with interested parties to discuss landscaping standards in the industrial districts. I met with Ron Van Auker, Walt Morrow, Brad Miller, Cornel Larson, and Councilmember Bird on June 12, 2008. At that meeting we can to the following plan of action: I am to draft new language to exempt truck maneuvering areas from the five-foot landscape plan. (The five-foot landscape buffer would still be required along drive aisles and stalls for the required vehicle parking areas.) With regard to screening, I am to draft modifications that do not require screening of outdoor storage areas if they are within an industrial district and adjoin intlustrial properties. The other option is to allow chain link with slats in these areas. (I do not recommend the latter as it tends to look worse over time than just plain chain link.) Screening would still be required along property lines that border non-industrial districts. I also committed to looking into the landscape buffer and screening requirements along the railroad corridor. These code modifications will come to you for review in a se arate text amendment a lication. GATED DEVELOPMENTS This will also need to be in a separate text amendmenf application. I will work with the Fire and Police Department to develop standards fhat allow for a limited number of homes to be located on private, gated sfreets. The privafe street and alley sections also need to be amended to accommodate new street sfandards approved by ACHD. (The new ACHD standards are enerall based on our own standards, so ve few amendments are necessa . In the TN-C, the additional height allowed is limited ° ' , as follows: a.
