Highlights of Proposed Development: Concept plan depicts a big box retail building, a hotel,
offices, and a retail center for a variety of commercial opportunities
Proposed Commercial Square Footage: Approx. 400,000 s.f. of offic.e, hotel, big box retail and
smaller retail spaces
Number of Proposed Buildings: 21 (5 office buildings, 5 office/retail buildings, 1 big box retail
building, 1 potential hotel building, and 9 smaller retail buildings)
Elevations: Yes
Outstanding Issue(s) going into City Council hearing on May 6, 2008:
• The threshold for how much development can occur on the site before Corporate Drive is
extended from Waltrnan Lane north, across the Ten Mile Creek and how that restriction
is applied to the subject applicant.
• Appropriate transition in uses between the proposed comrnercial uses and the existing
residential uses to the west and north.
• The applicant has submitted a revised concept plan changing the connection into Landing
Subdivision from a public street to a commercial driveway. The applicant understands
that this will require continuing the itern in order to obtain staff comments (if Council
chooses to approve the application), but would like to proceed with the hearing tonight to
consider the larger outstanding issues related to the extension of Corporate Drive. (Staff
supports having Council hear the item tonight.)
Outstanding Issues from May 6, 2008 hearing:
• Ruddy Street: public or private
• Corporate Drive extension
• Buffer along western boundary
• Compatible Uses adjacent to residential
• Loop/frontage Road
• Split Corridor Intersection of Waltrnan and Meridian
• Shawn Nickel has provided a letter to Mayor and Council addressing the outstanding
issues of concern frorn the May 6`~' hearing. However, two items need clarification:
^ Cap on proposed number of cattle
Start tirne with regard to uses adjoining residential
