VERONA SUBDIVISION
1. Application attached.
2. Warranty deed attached.
3. Notarized consent from titled owner of property attached.
4. Legal description and metes and bounds map signed and stamped by a land surveyor registered in the State of
Idaho attached.
5. Statement of characteristics:
a. The property consists of 61.33 acres currently awned by E. L. and Shirley G. Bews.
b. This property adjoins properly to the north, south and east that has already been annexed to the City of
Meridian.
c. The applicant is proposing a planned use development on all property within the annexation
request.
d. The zoning request for the project is R-8. This zoning request is in compliance with the existing
Meridian Comprehensive Plan Map designation (Medium Density Residential).
e. The developer is proposing an addition to the proposed community park north of this parcel,
including aten-foot-wide asphalt pathway, and asingle-sided street adjacent to the park area.
f. The North Slough Sewer Trunk will cross this property to connect property to the east, which has
already been annexed and zoned. With extension of the sewer trunks, it is in the best interest of the
City that the property be annexed and zoned according to the Meridian Comprehensive Plan Map.
6. a. The proposed project is being processed under the Planned Development Ordinance, which
provides the City with maximum control over all integral aspects of the project.
b. The proposed overall net density (4.26) of the project complies with the CiTy's designation of
Medium Density Residential, which is 4-8 units per acre.
c. We believe the mixed use of the project will provide a balanced development with a diversity of
housing types and essential neighborhood services and recreation.
d. The project will provide active and passive recreational opportunities for the residents of the
subdivision and citizens of Meridian.
e. The project will benefit the surrounding area and the community by providing amenities such as the
ten-foot-wide asphalt pathway and 4.57-acre addition to the community park.
f. The office areas will provide essential services which will benefit the existing and nearby residents.
g. A single-sided road connecting N. Ten Mile Road to Lochsa Falls Subdivision is proposed within this
developm~tt, which will also carry the sewer trunk line for developments already approved to the east.

h. The R-8 zoning will pe~ townhouses to be located adjacent to the~oposed multi-family uses in
Lochsa Falls Subdivision.
The 20% exclusion allowed under the Planned Development process will be for uses such as
offices, churches, daycare, etc., which will buffer the residential from the more intensive uses
permitted in the C-G zone at the northeast corner of N. Ten Mile Road and W. McMillan Road.
The proposed annexation request is in harmony with the Meridian Comprehensive Plan. The City's
Future Land Use Map designates this property as Medium Density Residential. The zoning request
supports the City's policy of growth management and promoting high quality development. The
development will improve the character and quality of the City and enhance the City's identity as a
self-sufficient community, providing housing and essential services necessary to support the area.
We believe the proposal is an example of compatible and efficient use of land. We have utilized
innovative and functional site design as our major goal in the design of the development.

part of a community pathway system.

community parks, regional parks) interspersed throughout the community.
• Page 82, Goal IV, Objective A, Action Item 12: Support acquisition and development of
new parkland to meet the growing open space needs of the community.
