Location: The subject site is located on Lot 11, Block 1, of the Southern Springs Subdivision No.
2, near the southeast corner of Meridian Road and Overland Road.
Application: City Council Review of Planning and Zoning Commission's denial of a conditional
use permit for a drive-through establishment within 300 feet of another drive-through
establishment and concurrent design review for structure located adjacent to an entryway
corridor.
Highlights of Proposed Development: The applicant is proposing to construct a fast food
restaurant (Sonic) with a drive-through window on this site.
Proposed Commercial Square Footage: 1,526 square feet
Elevations: Yes
Commission Action: denial at their Apri13`d public hearing.
Summary of Commission Public Hearing:

i. Site Plan and elevations for the site.

v. Color renderings of the rear of the building referenced in Exhibit A.

vii. Employee parking on the site and the possibility of shared parking with the
development north of the subject site.
Key Commission Changes to Staff Recommendation: The P&Z Commission denied the project
because the orientation of the building facing Meridian Road was not in compliance with the
design review guidelines and the site provided inadequate employee parking.
Written Testimony since Planning Commission hearing: Applicant subrnitted shared parking
agreement and revised elevations with the application.
Outstanding Issue(s) for City Council: This is a de novo hearing. If the Council chooses to
overruled, staff will need to prepare new findings.
