A colored rendering ofthe planned development is attached. As conceptual
approval only is being sought for the office azeas, detailed plans will be submitted
at the time of the site specific application.

12. The proposed project is being processed under the Planned Development
Ordinance, which provides the City with maximum control over all integral
aspects of the project. The proposed overall net density (4.26) of the project
complies with the City's designation of Medium Density Residential, which is 4-8
units per acre. We believe the mixed use of the project will provide a balanced
development with a diversity of housing types and essential neighborhood
services and recreation.
The project will provide active and passive recreational opportunities for the
residents ofthe subdivision and citizens of Meridian. A 4.57-acre addition to the
community pazk included in Lochsa Falls Subdivision, including aten-foot-wide
asphalt pathway which will connect with the larger portion of the pazk and extend
to N. Ten Mile Road, is proposed to be donated to the City of Meridian. The
developer will provide sprinklers, trees, grading and hydro-seeding or drill-
seeding of the park area. The project will benefit the surrounding area and the
community by providing amenities such as the pathways and addition to the
Verona Subdivision - 1
community park. The pazk addition will be adjacent to asingle-loaded street to
be constructed by the developer, with no front-on access for the first 1/8 mile, t.
The office areas will provide essential services which will benefit the existing and
neazhy residents.
The property is adjacent to the proposed Lochsa Falls Subdivision to the east, the
proposed community park to the north, and C-G property which was previously
annexed at the northeast corner of N. Ten Mile Road and W. McMillan Road.
The rnixture of uses will provide a buffer to the residential uses by transitioning
from commercial uses at the corner, then office uses adjacent to the residential
use.
13. Fee attached.
14. The applicant agrees to pay any additional sewer, water or trash fees or charges, if
any, associated with the use, whether that use be residential, commercial, or
industrial.
