Council requested that staff look into the following: COMMENTS WITH REGARD TO THE TN-C DISTRICT e modified Mr. Jim Jewett's ro osal 11-2D-364 In the ~ 0-T districts, additional height exceeding the maximum height allowed for the district requires approval through a conditional use permit. In the TN-C, the additional height allowed is limited o ' . as follows: a Additional heiqht not to exceed twentv percent (20%1 of the maximum heiQht allowed for the district rnav be aonroved bv the director throuph the altemative comoliance nrocedures set forth in chapter 5. Maximum building height is forty five feet (45'). ~ B. Minimum number of stories for new construction adiacent to anv street is two (2). C. Maximum building footprint is twenty thousand (20,000) square feefi however other than retail, all o her uses mav be allowed a footprint of Qreater than 20.000 sauare feet throuq_h the conditional use ermit rocess. My only concern with these modificafions is that we will likely need to modify them again shortly fo be consistent with fhe ro osed desi n uidelines. POLITICAL SIGNS (We modified the proposed changes within residential districts) 11-3D-66 3. Temporary signs in residential districts are allowed, provided that such signs are no more than six (6) square feet in area and no more than one temporary sign is displayed per~propecty. ~ ~ _ 6/3/2008 , , ~ , , ~ . Such sipns shaii onlv be installed with the propertv owners consent and shall cornolv with anv and all applicable federal. state. local, antl Ada Countv Hiahwav District reauirements includina 6ut not limited to clear vision trianqle restrictions. 4. ~ 0 , 0 0 ~: Handheld signs are allowed. 5 ~~ ,~ •,, ,, .~ + +~ n' ..F..Iln.l ,.,;+~ ~~, ~~ , . 6 Temporary siqns related to temporarv uses requlated bv the provisions of Title 3 Chapter 4, Meridian City Code shall not require a temporarv siqn permit under the provisions of this title, but shall com I with an and all a licable rovisions of Title 3 Cha ter 4 Meridian Cit Code. This treats elections signs equal with any other temporary sign in a residential district. Because the standard is neutral as to the content of the si n, we can limit the size and nu-nber of such si ns.. LANDSCAPING IN INDUSTRIAL DISTRICTS not in Mr. Hood's memo 11-56-563 c The ~ropertv is within an industrial district and warrants consideration for a reduction of landscaqina within truck maneuverinq areas and/or use of chain link with slats as screeninq where such_is onlv visible from ad'oinin ro erties tha are within an industnal dis ric and or have industrial uses. I have spoken fo Mr. Walt Morrow and Mr. Brad Miller on these ifems in the past. We have begun doing alternafive compliance in such insfances as described above. As 1 stated last week, I would prefer to keep them as alternative compliance rather fhan a relaxed standard. This modification clarifies under which circumstances they are able to ask for alternative com liance. GATED COMMUNITIES not in Mr. Hood's memo The extenf of modificafions necessary to the privafe street section would require re-noticing and remanding fhis item back to the Planning and Zoning Commission. Sfaff will initiate a new amendrnent to address those changes and to incor orafe the new street sfandards recentl ado ted b ACHD. There may be additional items the Council wishes to discuss. It was late; we didn't discuss much. Please let me know if there is anything you want me to discuss and/or clarify. Notes: 6/3/2008
