The purpose of this application is t request approval of twenty-one patio homes on 4.5 acres with 4.8 homes per acro at the above address. The proposed owner -occupied homes will be single story,have upgraded finishes and will appeal primarily to single professionals or individuals looking to downsize into a lour maintenance home. CONCEPT The subdivision is to have 21 buildable lots on 4.5 acres with 4.8 honesp er acre with existing residence on the property remaining. The subdivision is designed for individuals who desire small yards with a minimum amount of maintenance. Eighteen of the homes front onto the centrally located park -life island using a "village Green{" concept in the center of the development which offers guest parking and a picnic gazebo for the enjoyment of the entire neighborhood. We feel our design will encourage the neighbors to socialize one with another as e have attempted to bring all of the residents together through the layout. The homeowners association will maintain all front yard and common area landscaping. Rear Yards will also be maintained upon request. Snow removal from driveways and sidewalks will be provided by the homeowners association. Our park -like a common area creates a walking loop for the health and enjoyment of the residents which will encourage them t et out and d meet their neighbors. Based on past developments it is expected that our homesill attract buyers that will be single professionals or individuals looking to downsize into a low maintenance home. PSE -APPLICATION MEETING A pre -application meeting was held on April 12, 2006 with Anita to discuss thelica ion submittal. p COMMON DRIVEWAYS As part of the development there will be two common driveways proposed for block 1 lots 7 & 8 and block 2 lots 11 & 12. FUTURE E'I E L E T AND ACCESS Since the access points are tying into existing roads on the Forth and South sides of the subdivision there will be no stub street constructed. Originally the current single family home on the property had two access points on McMillan. we will be putting in access on the wept side of the property for the subdivision which is how the existing homestead along with the rest of the subdivision will access McMillan. Mrs. Evona V. Buckley an elderly woman will continue to reside in the hone and has asked to retain access while she continues to reside in the hone. Ada county Highway District has agreed to allow a short tern access sol ons as it is reduced from two access- points down to one. when Mrs. Buckley no longer fives at the residence the temporary access will be eliminated and the new resident will use the regular ar subdivision access road to McMillan. WATER c SEWER SERVICES The homes in the proposed subdivision would all be connected to the city water of Meridian and sewer services. COMPREHENSIVE PLAN MULTI -USE PATHWAY Reviewing the plans for Settlement Bridge (SWC of Locust Grove & McMillan)the pathway follows the Settlers Irrigation Canal on the north side of canal until it terminates on the southern side of McMillan rid. The canal does not cross the 1780 McMillan property.. but the preliminary plan shows it imposed over the existing home which will be retained by the current property owner. It does not appear to make sense to have the pathway follow the proposed plan as it travels directly through the residence. The path cannot continue to follow the canal as it would have to traverse the Settlers Canal to stay on the south side of McMillan Rd. on the Idaho Power property, It wound make more sense for the path to follow the sidewalk on the north side of McMillan then continue following the canal to the west of 1780 McMillan property.
