Planning and Zoning Commission:
We, J.J.Howard Engineers, are submitting Nursery Subdivision -for pre liminary approval, anne tion, and
zoning. The property consists of 5.53 acres at 570 S. Linder Road and adjoins properties to the north, east
and south that have already been annexed and developed in the City of Meridian. No variance will he
requested with this application.
We are proposing a single-family residential subdivision. The development will have a total of 28 lots, of
which 25 will be residential and 3 will be common areas.
We are requesting a zoning of R- 8, which is in general compliance with the existing Meridian
Comprehensive Plan Map designation of Medium Density Residential. The proposed residential net
density of the project is 6.41 'U Acre, which complies with the City's designation of Medium Density
Residential requirement of 8 IBJ/Acre. Sewer and water -facilities are available for connection within the
Landing Subdivision No. 7 to the south and S. Linder Road.to the west.
The project will provide active and passive recreational opportunities for the residents of the subdivision
as well as the citizens of Meridian as a whole. The development w111 fe tUre a park area fog- the residents.
The developer will also be providing landscaping of all common areas.

Here is how 1 thought the common drive for Lots 3-5 might look, granted 1 didn't pencil out
the square footage for each but it get rid of those angles of concern. Will you please make a
note that there will he -foot fence along Lot 19 too please?other than that, if you make the
change in the notes reflecting the sewer easement then I'm ready for copies.
