The property consists of 5.53 acres at 570 S. Linder Road and adjoins properties to the north, east and south that have already been annexed and developed in the City of Meridian. No variance will he requested with this application. We are proposing a single-family residential subdivision. The development will have a total of 28 lots, of which 25 will be residential and 3 will be common areas. We are requesting a zoning of R- 8, which is in general compliance with the existing Meridian Comprehensive Plan Map designation of Medium Density Residential. The proposed residential net density of the project is 6.41 'U Acre, which complies with the City's designation of Medium Density Residential requirement of 8 IBJ/Acre. Sewer and water -facilities are available for connection within the Landing Subdivision No. 7 to the south and S. Linder Road.to the west. The project will provide active and passive recreational opportunities for the residents of the subdivision as well as the citizens of Meridian as a whole.
