REQUEST FOR CONDITIONAL USE PERMIT
The owner of the subject property Avest LP is requesting Conditional Use Permit from
the City of Meridian, Idaho. The request is to expand the existing storage units in the
current C -G zoning where it is a permitted use.
Existing site condition: _
The subject property was previously been developed as self -storage units and outdoor
storage parking when it was in Ada County jurisdiction, with an understanding that when
it became available for annexation into Meridian the owner would apply. This property
was annexed and rezoned as C -G in 2005.(AZ 04-033) Along with this application the
owner submitted a conceptual site plan detailing their intentions for this C.U.P.
The owner and the City of Meridian entered into a Development Agreement completed
on July 26th 2005. (Instrument #105115815) Section 6 of the Agreement set the
following special conditions:
1. a & c. Dedicate Ten Mile Road right of way: Done
b. Certificate of Zoning Compliance: In the works as part this application.
d. Multi use pathway along Ten Mile Creek: In the works as part this application.
2. All domestic water and sewer has been connected to Meridian public systems.
3. Open irrigation ditches are being converted to a pressurized system in
cooperation with the surrounding neighbors.
This application is to extend the storage to the west side of the site as shown in the
concept plan. The owners' preference is to build storage unit walls around the perimeter
of the site to act as both security fencing and to screen the outdoor parking from
neighboring views. Future phases would add the interior indoor buildings as demand
increases.
LOCATION & SURROUNDING USES
The subject property is located at 355 N 10 Mile. The parcel is 15.94 acres
The surrounding uses are as follows:
North: Union Pacific Railroad has a 240 foot Right -of -Way abutting the
northern property line.
East: 10 Mile Road abuts the eastern side of the property.
South: Property to the south is currently being developed as a church.
West: Property to the west is currently being developed as Silver Oaks a high
density residential project.

The existing use of storage units fits into the goals and objectives of the Meridian
Comprehensive Plan because it provides a needed service that is compatible with existing
and future uses and is desirable to be utilized by all the other surrounding uses. Storage
units are utilized by both business and residential uses. Storage units are one of the lowest
traffic generating uses for this site on 10 Mile Road.

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11 -5A -5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.
The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
which the sign(s) had been posted.
I am aware of the above requirements and will comply with the posting requirements as stated in
UDC 11-5A-5.
