Project: Regency at River Valley
Location: 2500 N. Eagle Road, approximately %2 mile north of the Fairview/Eagle intersection on
the east side of Eagle Road
Applications: annexation and zoning, conditional use permit, and variance
Highlights of Proposed Development: The annexation request is for one commercial property
(C-C zoning) and one multi-family property (R-40 zoning). The conditional use permit is for a
muiti-family development. The applicant is proposing 204 multi-family living units within 9
apartment buildings, a clubhouse, swimming pool area, a putting green, several gazebos, an entry
water feature, pathways, extensive landscaping, and a playground area.
Outstanding Issue(s) for City Council: The Council appeared to have resolved the concerns
related to the proposed use and development of the site. The only outstanding concern was the
timing of annexation relative to the property to the south. Council requested that Staff consider
the issue and provide a recommendation. We have been working on language-Legal staff has
the final edits.

Requested Vacation: 1) the 10-foot P.U.D.I. easement along the west boundary of Lot 2, Block
12
2) the 35-foot blanket easement on Lot 36, Block 10 and Lot 1, Block 12
3) all the P.U.D.I easements along the west, north and internal lot boundaxies of Lots 41-46,
Block 3.
Outstancling Issues before Council: none known .
Staff Recommendation: Approval; the site has been surveyed and the easements proposed for
vacation do not contain any utility infrastructure.
