City of Meridian Conditional Use Narrative
Rockin KB Saloon
Rockin KB Saloon is submitting a Conditional Use Permit Application to allow construction of a bar/saloon
in an I -L zone. This use would be consistent with existing uses on Eagle Road. When the property was
originally zoned I -L the growth and retail uses along Eagle Road were not anticipated. During the course
of construction of the new building the potential tenants were consistently retail or office type of uses, not
uses normally associated with industrial zoning. The property to the north and south of this is zoned for,
or has, uses compatible with the proposed Saloon.
The saloon has approximately 6,500 square feet in the main building with an additional approximately
1,800 square feet in the adjacent building. The main building will house the bar, seating, mechanical bull
riding area, dance floor and an area for special events such as live music and other entertainment. The
secondary area will be used for the restrooms, storage and offices associated with the saloon. The area
between the two buildings will be partially covered with a canopy. An area in the front of the building will
be separated from the parking lot by a stucco fence to provide outside seating during fair weather.
Seating capacity will be around 250. The Building code allows approximately 400 occupants. 69 parking
spaces will be shared with the adjacent tenants. Since the saloon's primary business hours will be from 6
PM to 2 ASI this is a good fit with the existing retail tenants who are open during the day and close at 5 or
shortly thereafter. This building is not located near any residential zones or uses so noise levels are not
an issue.
Except for the outside seating area, the site is unchanged from the previous applications. The building
exterior will not be modified except to the addition of the canopy between the buildings which is not visible
from Eagle Road. Signage will be applied for as a separate application.

have a desire to landscape within the right of way you would be required to apply for a permit to do so.
I.T.D. does not encourage this, as landscaping may need to be removed because of highvusy
impFovements and/or maintenance. We would not replace or repair the landscaping. Landscaping within the
right of requires maintenance and this would need to be done by someone other than ITD personnel. We
would prefer not to have wn ITD personnel working in the right of way. Landscaping permits have been
issudd in the past but we try to discourage this if possible.
