Location: 10-mile and Franklin, just west of the future church site.
Applicatiorn: Time Extension for final plat and conditional use permit
Highlights of Proposed Development: The approved final plat consists of one multi-family
residential building lot, one commercial building lot, and one irrigation lot. The approved
conditional use perrnit consists of a planned development for 70 multi-family structures on a
single lot with a private clubhouse/park and multi-use pathways (zoned R-15), and commercial
daycare/office buildings (zoned L-O). The gross residential density is 10 units per acre
Outstanding Issue(s) for City Council: County continue the application to give staff time prepare
an analysis ofhow Ten Mile Plan relates to the property and to find out if the project was
required to provide surety for half the cost of a culvert bridge across the Kennedy Lateral. Ms.
Watters proyided Council with a memo addressing both those issues. The short summary is that
the land use is consistent with plan, the collector road location is somewhat inconsistent, but the
applicant is providing a public street stub to the west property line. ACHD is holding a road trust
for the Kennedy Lateral crossing. F'inally, the applicant has taken the opportunity to develop new
elevations and site plan revisions that are (we beiieve) superior to those previously approved.
