Project Description for the Ronald Van Auker Rezone
Lanark and Eagle Road
The Owner is proposing to rezone his property at the northwest
corner of Eagle Road and Lanark in Meridian, Idaho. The existing
zone is I-Land the proposed new zoning would be C-G. The C-G Zone
currently exists at the centerline of Eagle Road and is generally
supported by R.C. Willey across the sheet to the east. The Owner
feels that with the recent up scale ddVelopmpnt along Eagle Road
this project Mvill fit well with the surrounding uses.
The project will consist of one two story building to be a mix of
office and retail. The retail will be located on the ground floor and
will consist of a bicycle shop. The second floor will consist of office
space for lease. The ground floor may also have some office for
lease or use by the bicycle shop.
The project will include the required 35'-0" of landscaping along
Eagle Road. The rest of the site will be landscaped according to City
standards. Parking lot lighting will be provided from the building
and with pole lights.
The two story building will consist of stucco and stone. It will
feature clear glass in the retail area and tinted glass in the office
areas. The colors will be earth tones and should blend well with the
surrounding projects. The building will feature tension canopies at
the retail windows. The top of the building will have a cornice
element to provide scale.
We hope the staff, Planning and Zoning Commission and City Council
will support this application. We feel this project will provide a
higher and better use for the property along Eagle Road and should
be an asset to the City of'Meridian.

The property is described as Lots 1 and 2 of Block 1 of the Olsen and Bush Industrial Park,
which is on record on page 3581 of the book of Plats of Ada County, Idaho

Per Unified Development Code (iJDC) 11-SA-SD, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
