Specific Details of the Change Requested
Located at the southeast corner of Chinden and Locust Grove(see attached area map), the*
approximately 70 acre project is composed of two contiguous parcels, the first parcel a 39
acre piece that proposes neighborhood office fronting Chinden and a private school down
the Locust Grove frontage. Behind the office and school properties will be patio homes
transitioning into a larger lot subdivision. The second parcel is a contiguous 31 acre
parcel that continues to the southeast comprised of 1 acre lots.
Applicant is requesting that the first parcel be amended from medium density residential
to Mixed Use -- Community for the office, school and patio homes. The balance of the
residential in parcel 1 that lies behind the mixed use will need to be zoned R-2 as it will
contain 1/2 to 1 acre lots. The second parcel will be all residential consisting of one acre
lots which are consistent with the current low density designation.
Office/Retail — The office area of the Mixed Use section is anticipated to be
approximately 8 acres and cover the frontage on Chinden Road and down Locust Grove
approximately 450 feet. Consisting of approximately 12 building pads, the office
segment should contain about 50,000 sq ft of office space and provide services for 250
employees. Additionally, the project anticipates limited allowed retail to be included in
the office complex.
School —The private school (Foundations Academy K — 8 & St. Ambrose Christian H.S.)
has about 300 students and has been in existence in the Valley for 12 years operating out
of leased premises. The school is under contract with the applicant for the school site;
anticipating a long term home for the school and desiring to break ground as soon as
permitted.
Patio Homes — The project desires to build 30 -40 patio homes directly behind the office
section to facilitate a smooth transition from office to traditional residential and also
provide for a variety of residential living options within the project.
Residential — The balance of both parcels will be a typical lower density residential
development comprised of % acre to 1 acre lots. L

Acreages —the total acreages by parcel will be:
Parcel 1—approximately 39 acres
• Mixed Use —Community =approximately 29 acres comprised of
o School — 8 acres
o Office/Retail — 8 acres
o Patio Homes —10 acres
o Roads &Common Areas — 3 acres
• Residential — 10 acres which includes roads, common areas, park
and will contain approximately 10 lots.
Parcel 2 — approximately 31 acres
• Residential — the entire parcel will be residential and is contiguous
with the residential section of Parcel 1. This parcel will contain 25
to 3 5 lots and include common area features.
Density —Excluding the school and office acreages, the project in parcel 1 will have
about 40 units (includes the patio homes) on 18 acres. The total residential area of both
parcels (including the patio homes) will contain 60 to 75 units on approximately 50 acres.
Support for Amendment
Changing the property zoning to Mixed Use —Community more closely aligns the
property with the surrounding properties and uses being developed along the Chinden
corridor west of Eagle Road. Many of these projects include office frontage on Chinden
with various residential project behind the office frontage. By including a school, this
project gives the feel and reality of a true mixed use community.
As development occurs along the Chinden corridor, it is fairly obvious that the purely
residential designations are difficult to maintain as very few residential owners are
willing to be close to Chinden. As such, this project desires to fit in with the surrounding
development that is occurring and at the same time maintain a high quality standard for
each piece of the development.
By providing a nice mOk
ix of office, school, patio homes and larger lots, the development is
providing a variety of uses that will balance each other and provide a lifestyle and
livelihood to a wide mix of Meridian constituents. .

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11 -5A -5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.
The applicant shall submit proof of properly posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
which the s�gn(s) had been posted.
