use application as required by the previously approved Development Agreement
dated November 30, 2005, Instrument number AZ -05023. This document was

The Comprehensive Plan designates this parcel as NMxed Regional, and we
believe that the proposed modification retains the original intent consistent with
the land use policy of the Meridian comprehensive Plan, chapter VII C-1. The

acre parcel was a former dairy anl cultilated field. It is relatively flaf, ands
is dissected by 10 Mile Creek. It is currently zoned C -N with the
permitted primary use being the church function as well as other related
uses which are designated as "accessory use" in the zoning ordinance.

The building in this submittal is the Phase 1 Church building. This
building will support the worship, learning, adr-Nnistration,,and fellowship
functions within this initial building. As these congregation grows and
those ministries continue to expand, additional buildings as represented
in the master plan will be constructed to better facilitate the function and
growth of those needs within the campus master plan. The specified
land use and z6ning previously approved in the existing development
agreement is unchanged by this application.
It is reguesteel . by Cherry Lane Christian through this CUP application to

1. The height of the proposed cross is at 62 feet and roof of Belfry is
58'-2". It is requested these heights be allowed. The Unified Code
stipulates a maximum height of 55 feet for a church specific roof element
such as a steeple or belfry. Due to the mass and heights needed for a
building with this type of mass and size ltjrequested these heights be N
allowed to prevent a major reconstruction of the belfry and cross in a I d
later phase where it would be dwarfed by construction around it in later

the alfalfa surrounding the phase 1 church development instead of plowing it
under to create an inevitable field of weeds without purpose.

4. It is proposed that a letter of credit be offered for the landscaping area

additional sets of landscape plans. Please also note the attached
correspondence from Larry Woodard the outreach Minister from Cherry Lane
Christian below in response to your question concerning the timing of the future
phases identified in the master site plan:
Dear Steve;
We have had numerous discussions about the schedule for future phases at our
new church site. Many variables come into play... i.e., the completion of the Ten
Mile Interchange and the widening of both Ten Mile Road from Franklin to Cherry
Lane and the widening of Franklin Road, the rate of development of the planned
residential communities within the scope of the recently released Ten Mile plan,
our church growth in -numbers and ministries, our financial growth, etc.
The church is expected to go through a rhythm of growing to capacity, raising
funds, expanding to the next phase, and then the cycle repeats. This has been
■ our experience at thep resent location.

be irrelevant at this time.

Sonya, regarding your other question relevant to the timing of when the
"phase 1" outdoor entry plaza would be modified as shown in the
"master plan outdoor entry plaza" is anticipated to occur in phase 8.
At that time the master plan outdoor entry plaza and adjacent building
additions to both the gymnasium and main church would simultaneously
occur for a continuous plaza and loading zone driveway system between
the main church building and gymnasium classroom building.

1. Architectural character:
A. The Southern Fagade of the cLCC proposed church building has 2
large sloping roof elements that slope at 4 in 12 lifting the perspective to
the center element of the church the 62 foot tall cross. The cross is
highlighted by a circular opening to be screened wither perforated mesh.
The sloping fascia of the fro`ht walls are also angled to accentuate the

perspective of the cross belfry, and create a genter feature above the
main entry doors. The finishes of the front fagade vary from Tan Stucco
