The buildings south elevation, visible from Overland Road, incorporates modulations in the facade and varying parapet heights as shown on Sheet A-2. It also has variations in materials and color on the elevation exposed to public street, with alternating sections of brick and stucco and common horizontal base and cornice stucco accent bands. It is anticipated that roof top mechanical units will be used and screened from view. 50 parking stalls are proposed and nearly 33% of the site is proposed to be landscaped. There will be a designated fire department turnaround in the southwest corner of the site and a designated delivery and automobile turnaround area in the northwest comer of the site. There will also be a pedestrian walkway flanked by landscaping, enabling access to the proposed building from Overland Road. A b' tall vinyl fence is proposed along the north property line which, along with proposed landscaping, will act as a buffer between the proposed multi-tenant retail building and the existing single family residential development to the north. The buildings south elevation, visible from Overland Road, incorporates modulations in the facade and varying parapet heights as shown on Sheet A-2. It also has variations in materials and color on the elevation exposed to public street, with alternating sections of brick and stucco and common horizontal base and cornice stucco accent bands. 1t is anticipated that roof top mechanical units will be used and screened from view. 50 parking stalls are proposed and nearly 33% of the site is proposed to be landscaped. There will be a designated fire department turnaround in the southwest corner of the site and a designated delivery and automobile turnaround area in the northwest corner of the site. There will also be a pedestrian walkway flanked by landscaping, enabling access to the proposed building from Overland Road. A b' tall vinyl fence is proposed along the north property line which, along with proposed landscaping, will act as a buffer between the proposed multi-tenant retail building and the existing single family residential development to the north.
