Month Time Extension to Record the Final Plat Consisting of 96 Single family Residential. Building Lots and 28 Common Area Lots on 19.63 Acres in an R 8 Zone by Bailey Engineering, Tnc. {File# TE-06 009} We have reviewed this submittal and offer the following comments: APPLICATION SUMMARY The applicant, Bailey Engineering, Inc., has requested approval of a tune extension to record the final plat for Hacienda Subdivision. 'The final plat consisted of 96 single-family residential building lots and 28 common area lots on 19.63 acres in an R-$ zone. The final plat for Hacienda Subdivision (FP-OS-031} was approved by City Council on May 24, 20x5 and will expire on May 24, 2006. The applicant is requesting an eighteen month time extension to record the final plat as it has been submitted for signature by the City Engineer and will not be recorded by the expiration date. For this reason, they are unable to meet the time requirements specified in Unified Development Code (UDC) 11-6B-7. The City of Meridian's Unified Development Code (UDC 11-6B-7) allows the Director to authorize a single extension oftime to record the final plat, not to exceed 18 months, when the applicant files a t~-itten request for an extension prior to the expiration of the plat, which the applicant has done. As mentioned above, the applicant is requesting an eighteen month time extension. Additional time extensions up to 18 months as determined and approved by the City council maybe granted. With all extensions, the City may require compliance with the current provisions of the UDC as a condition for grantixzg a time extension (UDC I 1-6B-7C). Staff believes that there are no additional conditions that should be added to those approved by the City Council with the final plat for this subdivision. LOCATION The property is located on the east side of N. Meridian Road, approximately % mile south of Chinden Boulevard, in the NW '/a of Section 30, T.4-N., R.IE. STAFF RECOMMENDATION Staff recommends approval of an eighteen month time extension from the date of expiration to record the final plat for Hacienda Subdivision, to expire on November 24, 2007.
