Accessory dwelling units will. be allowed for a portion of the lots. Five (5) common lots are located throughout the project, with one lot to be owned by Nampa & Meridian Irrigation .District for pressurized irrigation facilities. This property adjoins properties to the west, south and east that have already been ar are currently being developed within the City of Meridian. The applicant received approval for a planned single-family residential development. The properly is zoned .R-8, which is consistent with the Meridian Comprehensive Plan Map designation of Neighborhood Center/Medium Density Residential. The gross density (3.15) of the project complies with the City's designation of Medium Density Residential, which calls for 3-8 units per acre. The net density is 5.09 dwelling units per acre. Sewer and water is readily available to the site and will be continued thraugh the properly to connect with existing services. The project is in conformance with the approved preliminary plat and meets all requirements or conditions thereof. The applicant will be .requesting a variance for all phases of Cross~eld Subdivision to allow setbacks to be measured. from the property line instead of the back of sidewalk due to the stormwater swales incorporated in the project.
