Meridian, ID. 83642 RE: Chesterfield Subdivision #2 Dear Planning Department; As representative for Liberty Development, LLC, please accept this application for Chesterfield Subdivisian, located % mile east of Blackcat Road, north of Franklin Road in Meridian, Tdaho, Section 10, Township 3 North, Range 1 West of the Boise-Meridian. Chesterfield Subdivision #2 includes 14.57 acres and has been approved as a Planned Development with 94 lots (76 residential, 18 common}. This letter is included with the City of Meridian final plat application. The enclased application has been submitted in accordance with the requirements of the Meridian Zoning Ordinance. The development has also been designed to be in compliance with the intent of the Meridian Comprehensive Plan. This plat contains lots ranging in size from 3,100 square feet to approximately 7,000 square feet. As allowed for in Section 11-10-OS of the Meridian Zoning Ordinance, 1,100 to 1,300 square foot house sizes for 25% of the development are approved, with the remaining 75% being above the 1,301 square foot minimum for the R-8 zone. All streets and alleyways will be public and will be constructed to Ada County Highway District and Meridian City standards. In addition, the density is in compliance with the intent of the Comprehensive Plan Future Land Use Map, which designates this area as Medium Density Residential 3-8 dwelling units per acre. 1500 E.
